Where BIM already pays for itself

Clash detection between structure, mechanical, electrical and plumbing routes before anything is installed remains the clearest return. A clash resolved in the model costs a coordination meeting; the same clash resolved on site costs rework, a delayed inspection and often a variation.

Sequencing congested sites against the model and taking quantities from it rather than from drawings are the other two areas where the investment is straightforward to justify.

The gap between a model and a twin

A digital twin is a model connected to live data — meters, sensors, maintenance history, actual operating conditions. Most projects hand over a static as-built model and describe it as a twin because the word is in the contract.

The difference surfaces in year three, when the asset data has drifted from reality and nobody has updated the model since practical completion. At that point the operator maintains the building from spreadsheets and the model becomes an expensive archive.

Data standards decide whether it survives

ISO 19650 information requirements, an agreed naming convention and a defined level of information need are what separate a usable handover from a folder of files. These are contractual decisions, not software decisions.

If the operator's requirements are not written into the tender, the model will be delivered to nobody's standard in particular — technically compliant, practically unusable, and impossible to fix without re-surveying the asset.

A realistic target

For most buildings the sensible ambition is an accurate asset register, structured handover data the facilities team can import, and a model that opens in the software they already own.

Sensor integration can be added later at moderate cost. An asset register that was wrong on day one cannot be corrected later at any reasonable cost, because correcting it means going back into the ceilings.
